I need to sell this condo as I have already purchased another big one. I have given as much details as I could possibly provide. Please feel free to seek more information if you need.
First, The Location.
The condo is located just off the main Naklua road opp to soi 10. On the baht bus route and just a block away from the main road which cuts off the noise and dust. It is about 2.5 KM from Dolphin roundabout / Terminal 21. You have all the necessary facilities within walking distance such as a 7/11 store and a family mart, few well known banks, few well known german restaurants. The famous Naklua market is well within walking distance and also the very famous Sanctuary of Truth.
Second, The Condo
The name of the development is Life Vela Casa, which comprises of two blocks. My condo is located in the front side known as A block. The condo is on the eighth floor (top Floor) with a partial see view and city view with tonnes of greenary to look around. The condo was built circa 2012 / 2013 and has been very well managed. The size is a genarous 44.25 sq. ft with a nice small working kitchen, a good size bathroom and two balconies to enjoy the view and the evening drink. The condo comes equipped with almost everything that you may need. The condo has a nice swimming pool, good parking, drinking water machine, few washing machines. It has a very small gym but i would not call it anything great as it is not really useful. It has key guard access and has good occupants mostly owners. No noise, no screams and exceptionally quiet.
Third, The Ownership
The condo is owned by me in my name. I am not an agent or a property dealer. It is being held in the name of foreign owner and can easily be transferred to another foreign owner as the quota for foreign ownership has not been exceeded in the building. Since I have already purchased another bigger condo, I am looking to sell this quickly and immediately. I find it difficult to manage the condo more so during my absence. And hence the sale. Absolutely not desperate at all.
Fourth, The Price
My enquiries with the condo office, few owners who are staying here and two property consultants indicate a price of about 35,000 baht per sq. mt. I have priced it lower than that indication at 32000. I am absolutely open for any reasonably sensible negotiations. I repeat, I am not a desperate seller and would sell only if I get a reasonable offer. This would suit only a genuine interested buyer. The transfer cost can be split equally.
Fifth, The viewing
