Chumphon Property Wanted For Purchase-Beach Property Or Near Beach

Good Evening,
Our Family of 3 will be moving within 5 months from our rental in ban Saphan Noi, Prachuap for the past 6 years and moving to Chumphon to put our young daughter in an International School in Chumphon.
We are looking for either bare land near an ocean beach to purchase, or near the beach within 100 meters or less, also a property on the canal close to the mouth of the ocean would also be ideal to park my boat as I'm an avid fisherman.
Also a major fixer-upper if there is a home on the beach that needs extensive work, not a problem, I have bought several like this over the past 40 years.
We would like to be no more than 40 minutes drive from the center of Chumphon City. Thanks, Mark Montagne
